North Dallas Market Update — April 2026
If March was about momentum, April is about consistency.
Across North Dallas, activity remained strong as we moved deeper into the spring market. New listings stayed elevated, pending sales kept pace, and closed transactions followed through — a clear sign that buyer demand is steady and active across the region.
Inventory levels are holding in a balanced range, generally between 4 to 7 months depending on the city. While most markets are technically neutral, the story underneath is more nuanced: well-priced homes are continuing to move quickly, while others are sitting longer, pushing average days on market higher in some areas.
Pricing remains stable overall, with noticeable variation by city. Higher price points like Frisco and Prosper continue to command strong values, while more accessible markets like Anna and Melissa are seeing longer timelines but still maintaining consistent activity.
This isn’t a market driven by urgency — it’s driven by strategy. Buyers are active but selective, and sellers who align with current conditions are the ones seeing results.
April reinforces what we’ve been seeing: North Dallas is not slowing down — it’s settling into a steady, sustainable spring rhythm.
