Inventory levels are holding in a balanced range, generally between 4 to 7 months depending on the city. While most markets are technically neutral, the story underneath is more nuanced: well-priced homes are continuing to move quickly, while others are sitting longer, pushing average days on market higher in some areas.

Pricing remains stable overall, with noticeable variation by city. Higher price points like Frisco and Prosper continue to command strong values, while more accessible markets like Anna and Melissa are seeing longer timelines but still maintaining consistent activity.
