Below, we highlight five of the most popular new home communities in Prosper that are actively building as of the current market. Each offers something unique – from lagoon-style pools to luxury clubhouses – along with modern homes and builder incentives to
sweeten the deal. Whether you’re relocating or moving up, these communities should be on your radar in 2025.

$700,000s up to $1.8 million+ for custom luxury models, offering everything from one-story villas to expansive estates.
· Builders: Highland Homes, Shaddock Homes, Tradition Homes, Britton (Perry) Homes, and Drees Custom Homes are all building in Windsong Ranch– a lineup of many of DFW’s best-known builders. This ensures a variety of floorplans and high-end design choices for buyers.
· Price Range: New homes start around the mid-$700s for smaller plans and can exceed $1.5–$1.8 million for the largest, most upgraded homes. There’s a home size and price for a range of upscale budgets.
· Key Amenities: Windsong Ranch is famous for its 5-acre crystal lagoon, complete with white sand beaches and clear blue water for swimming and kayaking. Residents also enjoy multiple resort-style pools, a modern fitness center, sports courts, fishing lakes, and miles of hiking/biking trails. The community even has an on-site Prosper ISD elementary school and a full-time lifestyle staff organizing clubs and events. It’s a one-of-a-kind “amenity-rich” environment.
· Builder Incentives: In the current market, Windsong builders are offering attractive incentives. For example, Normandy Homes has advertised up to $50,000 off select new inventory homes. Other builders have featured rate buydown programs or free upgrade packages – a great reason to have a Realtor help you ask what’s available. These incentives can significantly reduce your cost or get you bonus features when you buy new construction.
Star Trail is another top-tier community in Prosper, delivering a luxury vibe and larger home sites. It’s located in north Prosper near the Dallas North Tollway extension and Prosper Trail, providing quick access to commuter routes. Star Trail stands out for its executive-style homes on wide lots and an array of high-end amenities for families. Homes here typically range from the high $700,000s into the $1–2 million bracket for estate designs.
· Builders: The community showcases homes by Toll Brothers, Highland Homes (including its Huntington luxury line), Coventry Homes, American Legend Homes, and Britton Homes (Perry’s upscale brand). This roster of acclaimed builders means buyers can expect quality craftsmanship and luxury finishes. Homes from the $700s to over $1M are available, with each builder offering distinct floor plan collections.
· Price Range: Star Trail offers new construction in roughly the $800K to $2M range for most plans. For instance, Highland Homes’ models might start in the $700s for a smaller plan, while Toll Brothers’ larger homes (often on 86′ wide lots) can exceed $1.2M base price. Fully upgraded or custom builds can approach the $2 million mark.
· Key Features & Amenities: Residents enjoy a 5-acre amenity complex featuring a 6,000 sq. ft. clubhouse, an outdoor lounge, and three resort-style pools (including a splash pad). There are also two lighted tennis and pickleball courts, two community parks with playgrounds, and 8+ miles of nature trails for walking and biking. An on-site Prosper ISD elementary school (Joyce Hall Elementary) is located within the community for convenience. · Notable Incentives: Builders in Star Trail have been offering significant promotions to attract buyers. Recently, Highland Homes advertised up to $100,000 in savings on select quick move-in homes in Star Trail, and Toll Brothers has featured limited-time price reductions (e.g. $25K off certain models). These incentives can make a big difference, so it pays to inquire what each builder is currently offering (your Realtor can help make sure you don’t leave any money on the table).
The infinity-edge pool at Legacy Gardens’ amenity center offers residents a resort-style retreat in a boutique neighborhood. Legacy Gardens is an upscale, more intimate community located just north of Hwy 380 at Prosper Trail and Armstrong (east Prosper). This 300-acre master-planned enclave combines luxury home designs with a quieter atmosphere and top-notch amenities. With fewer total homes than the mega-developments, it appeals to buyers seeking a neighborhood feel and spacious, high-end homes. Prices generally start in the mid/high-$800,000s and go up to around $1.5 million for larger custom homes.
· Builders: Prominent regional builders like Tradition Homes, Shaddock Homes, Britton Homes, and Drees Custom Homes are actively building in Legacy Gardens. Each offers sizable floor plans (often 3,000–5,000+ sq. ft.) with custom-quality details. The developer, Risland, also partners with these builders to ensure a consistent luxury aesthetic throughout the community.
· Price Range: Expect new home offerings roughly from $850K on the low end to ~$1.4–$1.5M+ on the high end. For example, Tradition Homes might have plans starting in the $800s, while Drees and Britton are building on larger lots that push into seven figures. The homes come with extensive included upgrades befitting the price point (three-car garages, high ceilings, gourmet kitchens, etc.).
· Amenities: Despite its smaller size, Legacy Gardens doesn’t skimp on amenities. The heart of the community is a modern Amenity Center with an infinity-edge resort pool, state-of-the-art fitness studio, yoga lawn, and clubhouse spaces for co-working and events. There are also playgrounds and neighborhood parks, a stocked fishing pond, and walking trails. Residents love the quieter, private feel. And of course, the community is zoned to top-rated Prosper ISD schools nearby. The Gates of Prosper shopping center and Frontier Park are only minutes away, adding convenience for shopping and sports.
· Builder Incentives: Legacy Gardens’ builders are currently offering generous incentives to attract luxury buyers in 2025. In fact, the developer has a promotional event featuring up to $100,000 in incentives for buyers – which can be applied toward a 4.99% mortgage rate buydown or other perks (limited-time offer). It’s also common to see free design center upgrades or lot premium waivers in this community. These deals can significantly improve affordability, especially as higher-end interest rates have risen.
Light Farms is a beloved master-planned community that, while technically located in Celina, is serviced by Prosper ISD schools and often associated with Prosper living. This huge development (over 1,000 acres) has been popular for years for its family-oriented amenities and affordable luxury homes. With new phases like Hawthorne, Sweetwater, and the recent Elite & Select sections, Light Farms continues to actively build and welcome new residents. Current home prices generally range from the mid-$600,000s up to around $1.2 million in the newest sections.
· Builders: Light Farms has a diverse builder lineup. Longtime builders here include Highland Homes, K. Hovnanian Homes, Perry Homes, and others, ensuring a mix of one and two-story options. Recently, Toll Brothers joined to build the Elite and Select collections of luxury homes in Light Farms’ final phases. This means buyers can find anything from a $600K family home by Highland to a million-dollar Toll Brothers design – all in one community.
Price Range: In older sections, some smaller homes (if any new remain) might be in the low $600s, but most new construction is mid-$600K and up. Toll Brothers’ Select Collection on 60′ lots starts around $1.0–$1.1M base, whereas their

The community boasts 240 acres of green space with 13+ miles of trails connecting parks and neighborhoods. A central 11-acre lake (Constellation Lake) features a sandy beach area and kayak rentals, plus a doggy swimming spot. Light Farms also has an onsite elementary school (within Prosper ISD) right inside the neighborhood. Mosaic is the new kid on the block – a highly anticipated master-planned community just launching on Prosper’s western border (technically in Celina, Denton County, but zoned to Prosper ISD). If you’re looking for brand-new construction and cutting-edge amenities, Mosaic should be on your list. This community will span 760 acres and is designed around a theme of “artful living” and connecting with nature. A variety of home types are on offer, from townhomes to luxury single-family, making Mosaic accessible to a wide range of buyers.
· Builders: Mosaic is being developed by Tellus Group and features an all-star builder lineup, including American Legend Homes, Bloomfield Homes, Cadence Homes (townhomes), Drees Custom Homes, Highland Homes, Perry Homes, and Tradition Homes. Such a selection means buyers can choose from numerous floor plans and elevations, whether it’s a low-maintenance townhome or a large estate. Each builder brings its own style, but all adhere to the community’s high-quality standards.
· Price Range: There’s something for almost everyone. Townhomes by Cadence Homes start around the high $300,000s to $400,000s for ~1,800–2,200 sq. ft. (a recent townhome plan is listed from about $399K). Single-family homes (40′, 50′, 60′, 70′ lot series) will likely start in the $500s-$600s and range up to $900K+ for the largest models. For instance, Perry Homes is offering 50′ lots “from the $690s” at Mosaic, and Highland Homes’ bigger plans on 60–70′ lots can approach or exceed $1M after options. This wide price spread means first-time buyers and luxury buyers alike can find a new home at Mosaic.
· Key Features & Amenities: Mosaic’s amenity plan is truly spectacular. A major amenity center is under construction, which will include a lagoon-style lazy river and pool complex, a recreational lake with fishing piers, and abundant indoor-outdoor community spaces. There will be a modern clubhouse with a fitness center, creative playgrounds for kids, dog parks, and miles of greenbelt trails – with every home within a 5-minute walk of a park or green space. In short, Mosaic is designed to blend nature with community: you might spend your weekends floating the lazy river, strolling along creeks, or attending outdoor yoga on the event lawn. And of course, Prosper ISD’s top schools will serve the neighborhood, which is a huge draw for families.
· Builder Incentives: Being a brand-new development, Mosaic’s builders are eager to attract early buyers. Perry Homes has promoted special “low pricing, low rate” deals for a limited time during the grand opening. Likewise, other builders like Highland and Bloomfield have been advertising large incentives (e.g. $60K–$80K off certain lots or free design upgrades for early inventory homes). Early adopters in Mosaic can potentially lock in a great price plus extra perks – a reward for getting in at the community’s launch. It’s an excellent opportunity to capitalize on builder promotions and build immediate equity as Mosaic grows.
