Inventory is finally catching up with demand in the North Dallas suburbs, giving buyers breathing room without slamming the brakes on sellers’ plans. June numbers show supply stretching into the five to seven month range, led by Prosper at 6.2 months of inventory and an average 63 days on market, nearly double last summer. Celina is even roomier at 7.3 months and 72 days, while brisk-moving Plano still turns homes in about a month on just 4.8 months’ supply. Metro-wide inventory is up roughly 53 percent, and two-thirds of recent sales have closed below list, clear evidence that negotiating power has shifted back to buyers. Even so, sellers are hardly sidelined: Collin County logged 1,357 homes under contract against 1,608 June closings, showing that well-priced properties still move. With economists expecting 30-year mortgage rates to drift toward the mid-six-percent range later this year, today’s market offers a rare sweet spot—plenty of choice for buyers who act decisively, and solid offers for sellers who price realistically and allow for slightly longer marketing timelines.
